Project Background Present Situation Interviews Lessons Learned Evaluation Seven years ago Verdanz Partners new environmental design consortium received grant money from the Green County Pilot Program Mallard County Texas make the Coyote Canyon Development environmentally friendly community The goal this case study determine whether not their efforts were successful. The goals the Verdanz Partners were dramatically lower the use electricity and water and create renewable energy for the community when possible this Verdanz Partners and the Coyote Canyon developers Dos Hermanas Corporation did the following. Added green roofs the clubhouse and fitness center drastically cut heating and cooling costs for these common buildings. Added energy efficient skylights all communal buildings cut down lighting costs all times year and heating costs winter. Added solar collectors roofs all communal buildings heat water and generate electricity. Added solar heat generation system and ultraviolet cleaning system the community pool. Replaced all lawns existing planned with approved xeriscape plantings cut down water usage and maintenance costs. Installed solar powered lights all outdoor fixtures cut down electricity usage. Installed windmill pump water and installed ultraviolet treatment panels sewage treatment plant reduce electricity and chemical usage Use resulting safe sludge fertilize communal landscaping. Installed two wind generators flanking the cliff the back the planned community park generate electricity for community buildings This area consistently windy and the cliff edge already safety hazard that must fenced keep the community safe was anticipated that many times year much the electricity created these wind generators could sold back the utility company for community profit. Added skylights solar panels solar water heaters and solar powered outdoor lights all houses planned for the community. examine each these strategies see how well they accomplished their objectives. The Coyote Canyon Development now fully built out and functioning very successfully generating all its own electricity and handling its own sewage The only commodity routinely purchased from the county water and the community uses approximately average what similar homes and community facilities elsewhere use Homes Coyote Canyon sell for premium price and there even waiting list prospective buyers the community office. Residents Coyote Canyon are enthusiastic about living environmentally friendly manner that they have become major force the county lobbying for more recycling bicycle trails and electric car share programs Mallard County fast becoming one the greenest counties Texas. Dos Hermanas Corporation conjunction with Verdanz Partners planning another similar community miles away Verdanz Partners has become leader environmentally friendly design recognized across the United States. The grant money Verdanz Partners received from the Green County Pilot Program Mallard County Texas has been paid back many times over savings the county water sewage treatment and electricity generation. The following are interviews conducted with residents Coyote Canyon Development The interviewer asked them comment what was like live neighborhood that emphasized renewable energy and resource conservation. Lindsay Brewer Homeowner for years lives with husband Michael Black and three children ages and believe that this type neighborhood should the wave the future pay community dues maintain the windmills and solar panels and sewage treatment facility but pay virtually utility bills only little bit for water makes feel good know teaching our children live tune with nature. Dave Ramiro Coyote Creek Community Facilities Manager for years got pretty easy job Most times everything works like clockwork the solar panels the windmills and the pool ultraviolet cleaning system just all their thing The only hassles are during periods extreme temperatures wild weather conditions really hot weather got remember cover the skylights before midday the air conditioning cannot keep and after hail storm all the solar panels need checked and those rare occasions when there snow got get someone the roof sweep off the panels ASAP The wind generators get little noisy when really windy some the residents that are closest them complain And then had patch the sod roofs couple places planning add another layer sod this summer get rid the problem drying out But general pretty cool and takes care itself better than most traditional systems worked with proud live here too. Felipe Gomez Smith Homeowner years lives with wife Susan wife and were one the first people buy house here and never been sorry love how can stick the utility company and generate our own electricity have friends who are always complaining how their electrical rates every year The only thing don like all the rocks and bunch grasses and cactus everywhere kind monotonous grew with big lawn guess miss that But this harmony with the rest the landscape around here really more natural And don miss having mow the lawn that for sure Around here you just pick few leaves now and then and that pretty much. Raven Robertson Resident years lives with parents Karen Robertson and Richard Robertson. All the kids from school want come neighborhood because cool and green and that the way should everywhere love hanging out the wind generators supposed park for everyone but the parents don there. general all the environmentally friendly plans implemented Coyote Canyon worked out well However there are always things that could have been done better and Verdanz Partners and Dos Hermanas Corporation plan learn from the following problems experienced Coyote Canyon. Green roofs must designed for the most extreme conditions the local climate Source Coyote Canyon Community Facilities Manager. four inch thick sod green roof was laid down community buildings During the course the second summer after installation portions the sod completely dried out and died during drought period Then the ensuing rains dirt these dead patches were washed away effectively leaving holes the green roof that caused uneven heating and cooling the roof learned that southern Texas where droughts are frequent green roof must minimum six inches thick eight inches would even better. Skylights need shades covers hot climates Source Coyote Canyon Community Facilities Manager homeowners Skylights were installed all buildings and homes Coyote Canyon save electricity used for lighting and for heating winter general the skylights worked well but summer months skylights caused buildings overheat the sunlight was not blocked before mid day Skylights with built light blocking heavy light filtering shades will installed future projects this area. Pumping water with windmill requires control system periods high winds Source Coyote Canyon Community Facilities Manager windmill used pump water the Coyote Canyon sewage treatment facility periods high wind the mill pumped too quickly and would have caused overflow the system had not been turned off times The Coyote Canyon windmill pumping system being changed allow for more recirculation and automatically shut down when velocities reach certain rate better alternative would some sort step down system that maintains steady pump rate even when windmill blades are accelerating. Noise from wind generators can problem Source Coyote Canyon Community Facilities Manager homeowners The wind generators the back the Coyote Canyon Development great job generating electricity But periods high winds they create whining noise that can disturbing nearby residents The Coyote Canyon Development planting windbreak heat resistant evergreen trees that will hopefully provide bit noise screen for the nearest residents Different models wind generators and other noise amelioration methods will studied for future projects. Each Verdanz Partners strategies reduce energy and water usage examined below. Strategy Add green roofs clubhouse and fitness center drastically cut heating and cooling costs for these common buildings. Effectiveness Four inch thick Bermuda grass sod was added sealed roofs create green roofs This did cut heating and cooling costs approximately for these buildings but some places the sod died over the course dry summer leaving patches bare dirt that gradually washed away when the rains returned resulting need patch the green roof. Strategy Add energy efficient skylights all communal buildings cut down lighting costs all times year and heating costs winter. Effectiveness Skylights cut typical electricity costs eight months the year During June July August and September though the buildings became too hot and used more electricity for air conditioning until sun blocking shades were added interior the skylights This electricity was not additional cost though see next item. Strategy Add solar collectors roofs all communal buildings heat water and generate electricity. Effectiveness The solar collectors effectively heated water dressing rooms and kitchen all year round The panels generated sufficient electricity run all electrical circuits the buildings. Strategy Add solar heat generation system and ultraviolet cleaning system community pool. Effectiveness The solar heat generation system and ultraviolet cleaning system worked well all year round although during the coldest months cover had added the swimming pool night retain sufficient heat. Strategy Replace all lawns existing planned with approved xeriscape plantings cut down water usage and maintenance costs. Effectiveness Lawn watering not separated from other water usage but average water usage the Coyote Canyon development approximately the average use Mallard County Maintenance common area landscapes minimal and performed community volunteers once month. Strategy Install solar powered lights all outdoor fixtures cut down electricity usage. Effectiveness This worked very well providing lighting for all areas after dark without any cost other than the original installation. Strategy Install windmill pump water and add ultraviolet treatment panels sewage treatment plant reduce electricity and chemical usage Use resulting safe sludge fertilize communal landscaping. Effectiveness This worked planned although during few periods high wind the water pumping system had disengaged not cause flooding Transporting the safe sludge turned out hassle that was not initially scheduled planned for but now done twice year renting equipment and helpers from local landscaping company. Strategy Install two wind generators flanking the cliff the back the planned community park generate electricity for community buildings and hopefully sell electricity back the utility company for community profit. Effectiveness combination with solar generators the roofs community buildings this worked even better than planned giving Coyote Canyon constant surplus electricity sell back the utility company. Strategy Add skylights solar panels solar water heaters and solar powered outdoor lights all houses planned for the community. Effectiveness The residents Coyote Canyon all rave about who wonderfully this works See the Interviews section this case study read their comments.
